Below are the steps involved to secure the property:

       1. Each tenant will need to submit an online application via the link on the main page of this website and Venmo their $50 application fee to @rentmaroon or drop off a $50 money order payable to Maroon and White Mgmt at our office. Application fees are non-refundable.

       2. Each tenant will need to obtain the name and email address of their guarantor.

       3. Tenants will need to find a time that they can bring the security deposit to the Maroon and White Management office. We accept checks or money orders. At this meeting we will write the lease and the tenants will submit their deposit and guarantor information and sign paperwork that will hold the unit for 24 hours while the tenants review and sign the lease and the guarantors submit the guarantor form online electronically. If you change your mind within the 24 hours, the lease will be cancelled and the deposit will be refunded. A sample lease is located on the front page of this website for your review.

We base our rental qualifications strictly on credit history. We do not use income or rental history as a qualification, but we reserve the right to get a rental verification from your current landlord. We require above average credit history for the tenant which we define as at least 3 lines of active credit dating back at least 5 years (student loans excluded), nothing in collections and no negative credit in the last 3 years. We do not take applicants with a repossession, charge off or bankruptcy in the last 7 years. We do not have a credit score minimum. If the tenant has poor credit history which includes but not limited to accounts in collections, past due accounts, money owed to other complexes, etc. then that tenant would not qualify. We will allow a guarantor with above average credit history ONLY if tenant does not have any credit history, a guarantor will not be accepted for prospective tenants with poor credit, as stated above.  We allow 1 person per bedroom for all of our units.

All properties are available for a lease starting in the first 2 weeks of August, unless noted in the description of the property

The advertised price is for a 1-year lease, which is our standard term. Some properties are available for a shorter lease term with an increased monthly rent. The ad description will note any properties that are available for a shorter term.

Deposit for a house is usually equal to a month of rent but may be discounted

No dogs. One cat or other animal up to 20 lbs. maximum full-grown weight. Animals under 2 years old are not allowed. These are general pet guidelines and do not cover all instances or animal types and may be changed at any time by management. Written permission by management as well as a pet addendum signed by all parties is required before an animal is brought into a unit

It is the policy of Maroon and White Property Management to provide reasonable accommodations for emotional support animals with appropriate documentation of the need for the accommodation.
We will be happy to review your request for an emotional support animal. In order to be considered, the following procedures must be met:

– Resident must make a written request for said ESA.
– Resident must have their health care professional fill out the TAA form titled “Letter Regarding Assistance for Service Animals”
– Resident shall provide documentation from a health care provider within the state of Texas stating the need for the assistance animal if the need is not apparent. The documentation must have the contact information, license number and a wet signature from the health care provider. Such documentation should confirm that the resident meets the definition of disabled and that there is a nexus between the disability and the need for the animal. Per HUD guidance, Internet certificates are no longer sufficient. Written proof must come from legitimate, licensed healthcare providers who have personal knowledge of the tenant’s medical condition
– Resident will provide all information on the animal including vet records and photograph.
– No fees or deposits will be charged with regard to the assistance animal.
– Resident will be responsible for any damage caused by the animal and will be charged upon occurrence of any damage.
– Resident will be required to comply with all animal rules of the community/unit.
– All information provided will be verified when reviewing the request for reasonable accommodation. Failure to provide sufficient information may be grounds for denial.
– All requests will be reviewed in accordance with state and federal fair housing laws.

We do not require diagnosis documentation or proof of medication.

$250 refundable deposit per animal with some exceptions. Pet rent is $50/month per cat for a house/duplex/townhouse and $25/month for an apartment. Pet deposit and pet rent are subject to change

Yes, but you CANNOT add a cat to the lease after you have moved in. Other pets are possible after start of lease with management’s written approval and pet addendum signed by all tenant’s.

No, but that allows you to lock in your rent for a longer period and avoid a potential rent increase after the 1st year

All of our leases are one lease for the whole unit and rent is paid with 1 check

Rent is paid with 1 check, money order or cashier’s check. We do not accept separate checks or credit cards and we do not have an online payment option at this time

There is no additional charge for the guarantor. However, if your guarantor does not qualify, there will be a $20 fee for a 2nd guarantor

Your guarantor will need to meet the same credit rental qualifications above. Guarantor Forms will be emailed to guarantors AFTER applications have been processed and deposit has been paid. Guarantors will have 24 hours to return completed online document to our office. This is all done electronically, with nothing to print or scan on their part

Since it is one lease, legally, each guarantor is guaranteeing the whole lease. However, we require that each tenant provide a guarantor. The special provisions section of your lease may have additional information that is specific to your lease.

Yes, but we re-run the guarantors credit every 3 years in order to ensure that their credit still qualifies.

For all houses/townhomes/duplexes the tenant’s are responsible for all the utilities directly with the service provider. Apartments/condos/fourplexes are unique to the property and should be reflected in the specific ad description for that property. There may be some exceptions

We do not offer multiple showings for the same group into the same house/unit, so be sure to have all tenants that want to see the house/unit in person at your scheduled showing as we will not be able to do a 2nd showing.
